Questions
Straight answers.
What kinds of property do you buy?
Single-family homes, townhomes, condos, two to four unit buildings and land in Central Florida, in any condition. We don't buy mobile homes.
Will you pay full market value?
Usually not, and we'll be honest about why. Our offer reflects the repairs, the time and the cost of reselling. What you get in return is no repairs, no showings, no commissions and a date you choose. Two Futures shows you both numbers so you can decide.
How do you set your price?
We look at the condition, the cost and time of repairs, what similar homes nearby sold for after renovation, and the costs of holding and reselling. You can see the same assumptions in Two Futures.
Do I have to make repairs or clean it out?
No. You can leave what you don't want. If you'd like help sorting belongings first, we'll coordinate it.
What if the house is rented?
We can buy it with tenants in place and handle the lease from there.
What if I'm behind on payments?
Talk to us early. Depending on your situation, a sale may let you pay off the loan on your terms. We'll also tell you when a short sale or another path makes more sense, and Florida law gives homeowners in foreclosure specific protections.
Does it cost anything to get an offer?
No. The visit and the offer are free, and you're never obligated to sell.
Do you assign contracts?
Sometimes. We may buy a property ourselves or assign our purchase contract to an investment partner. The price and terms you agreed to don't change, and we tell you which it is before you sign.
Is the estate ready to sell?
In Florida, the personal representative usually needs authority from the probate court. Your probate attorney can confirm. We can start the conversation and the walkthrough while that's in progress.
Will you contact me if I just look at the numbers?
No. Two Futures doesn't need your name or number. We only reach out if you ask us to.
