Estates and families

When a house comes to you through an estate.

Most executors have never done this before. You're handling paperwork, family, and a house full of someone's life, often from out of town. We take the house part off your list.

What usually has to happen

  1. 01

    Authority to sell

In Florida, the court generally appoints a personal representative who can sign for the estate. Your probate attorney confirms what you can sign and when.

  2. 02

    The contents

Keepsakes go to family first. We coordinate an estate sale, donation and hauling for the rest.

  3. 03

    The condition

We walk the house with you and price the repairs, so you can decide whether fixing it is worth it.

  4. 04

    The sale

List it with an agent, or sell it to us as it stands. We show you both numbers before you choose.

An executor's short list

  • Find the will and any deed, mortgage and insurance papers.
  • Keep the house insured and the utilities on while it's vacant.
  • Change the locks and collect every key.
  • Talk to a Florida probate attorney before you sign anything.
  • Photograph each room before anything is moved.

This page is general information, not legal advice. Your probate attorney is the right person for questions about the estate.

Two futures

Two futures for one house.
